Definitions:
Manufactured Homes are built entirely in the factory under federal code administered by the Department of Housing and Urban Development (HUD). They are single or multi-section homes. Regulations include: design & construction, strength & durability, transportability, fire resistance, energy efficiency & quality.
Modular Homes are built in a factory and transported in sections to the site. They are built to the Uniform Building Code (UBC) and comply with all local building, plumbing, mechanical and electrical codes to which site-built homes must comply. They differ from manufactured homes in that they can be delivered without being in a complete living structure and they are not on a steel foundation. They are appraised on the same basis as a site-built home and, as such, are easier to finance.
